The economy sucks. So what else is new? Know why we're in the mess we're in? Well, I'm going to tell you that and then I'm going to give you some tips to selling your home in a buyers market. It's not easy. I won't lie to you and say it is, but there are some things that you're doing wrong now that IF you stop doing them, you'll give yourself a much better chance. But first, it's time to understand why we're in the mess that we're in now. I'll give you the Reader's Digest version.
It all comes down to the greedy loan institutions giving people with $99 and a job loans to houses that J Paul what's his name couldn't pay back. They call it dodgy debt. What ultimately happens is that the dead beat who got the loan in the first place defaults on the loan and then the poor fools overseas who bought this dodgy debt in the first place get buried by it. The end result is that home values drop through the floor and nobody with a house worth selling can get anywhere near its value for it. I'll guess that is EXACTLY where you are right now. Well, I can't promise you miracles, but here's something that you can do to help the situation.
You need to take on a more active role in the selling of your home. In other words, don't depend on the Realtor to do the work for you. Quite honestly, once your home passes that magic 30 to 60 day mark on the block, your Realtor couldn't care less about it. They're going to spend more of their time on the newer listings and trying to get THEM sold. That's just the way this business is. That means YOU have to start showing the prospects around. Hey, who knows YOUR house better than you?
Another thing you can do is make sure, when you DO show the house that it is spotless. You need to make a good impression. Remember, this is a buyers market, like it or not. You are not in the position of power here. The buyer is. That means you have to be willing to go the extra mile to get their business. That means showing them a house that you'd be proud to show the President of the United States. Think I'm kidding? Trust me, as a marketer, presentation is everything.
Finally, you need to work on your ad listings for your home. You need to make them more attractive. The standard listing that used to work back in the days of the sellers market isn't going to cut the mustard today. You really need to catch the attention of your prospect. So the typical "7 room split level...asking $259,000, blah, blah, blah" isn't going to get it done.
